Both Triangle metros sit above the national benchmark and both lost value while the benchmark rose. That combination, expensive and declining, is the one where a 100%-financing purchase deserves the most thought.

At 100% financing you start with $0 of equity. In a market that fell 1.8% or 2.2% over a year, the balance is fixed while the asset moves the wrong way, and selling inside two or three years can mean bringing money to the closing.
That is not an argument against buying in the Triangle. Plenty of physicians should, and one year of data does not forecast the next. It is an argument for two specific things: being realistic about how long you will stay, and pricing a five-percent-down structure alongside the 100% option rather than defaulting to the maximum.

What you need at closing
Less than most states. North Carolina's excise tax is 0.2% and N.C.G.S. §105-228.30(a) charges it to the transferor, so on a Raleigh typical home of $431,269 the tax is about $863 and the statute puts it on the seller.

★★ Why the incentive money usually misses the Triangle
Two reasons, and they are worth understanding before you assume you qualify.
PCPI needs a physician-owned practice. ORH requires the practice be "wholly-owned and operated by physicians rather than by a hospital, health system, or other entity." The Triangle is health-system country — most new physician roles here are system roles, which puts PCPI out of reach. The clause.
And PCPI's automatic route is Tier 1 and Tier 2 only. Wake and Durham are not distressed counties.
What may still apply is NC LRP, which works from eligible facilities serving high-need communities rather than from an ownership test or an automatic tier route, and HNSB if you have no student debt. Buying as an incoming attending
The Triangle runs on academic hiring and July start dates. The physician programme can close up to 150 days before your start date on a signed employment contract, where agency underwriting works on a shorter runway.
