Two documents answer most North Carolina questions: your offer letter and your student loan statements. One of them also decides which incentive you can claim.

How to reach us

Call or text Mike at (480) 296-6513. Email mcerto@cfmtg.com. You reach someone who originates these loans.

What we will work out for you

  • How your student debt is counted — your documented payment rather than 1% of the balance.
  • ★ Whether the physician loan is actually right for you. With no student debt its main advantage does not apply, and we will price conventional against it rather than assume.
  • Whether you can close before your start date, up to 150 days out, and whether your contract's contingencies permit it.
  • ★ Whether your employer puts PCPI out of reach — ORH requires a physician-owned practice, not a hospital or health system.
  • 100% against 5%-down, which matters in the Triangle markets that lost value this year.
  • Your cash at closing. The excise tax is 0.2% and statutorily the seller's, so this is usually a short conversation.

★ One thing we will tell you plainly

If you have no student debt, this product's headline advantage is worth nothing to you.

North Carolina has a programme for exactly that situation — HNSB pays providers without educational loan debt up to $100,000, taxable — and a physician in that position should have conventional financing priced side by side rather than being sold a physician loan by default.

We would rather lose the product sale than put you in the wrong structure. Why.

★ And one thing to check before you sign an offer

Who owns the practice. PCPI's $100,000 non-taxable is available only where the practice is "wholly-owned and operated by physicians rather than by a hospital, health system, or other entity".

So two offers that look similar on salary can differ by a six-figure incentive over four years. We can put numbers on the financing side of that comparison; the career decision is yours. The clause.

What is useful to have ready

Nothing formal for a first conversation. Your target region and price, your degree and specialty, whether you carry student debt and roughly how much, and your start date if you have one.

If you have a signed employment contract, send it. It answers the pre-start timing question and the PCPI ownership question at once.

Frequently asked questions

How do I get a physician loan in North Carolina?

Contact a lender who originates them and bring your employment contract and, if you have loans, your student loan servicer documentation. Mike Certo, NMLS #260555, at Cornerstone First Mortgage NMLS #173855 originates physician loans in North Carolina and can be reached at (480) 296-6513 or mcerto@cfmtg.com.

What should I have ready before talking to a lender in North Carolina?

Your target region and price, your degree and specialty, whether you carry student debt and roughly how much, and your start date if you have one. A signed employment contract is the most useful single document, because it answers both the pre-start closing question and whether your employer puts the Primary Care Physicians Initiative out of reach.

Will you tell me if a physician loan is the wrong product for me?

Yes. If you have no student debt, the physician loan's main advantage, qualifying you on your documented income-driven payment rather than 1% of the balance, is worth nothing to you, and we will price conventional financing side by side rather than assume. North Carolina has a separate incentive programme for providers without loan debt, which makes this a common situation here.
