North Carolina's largest incentives, up to $100,000 non-taxable, are directed at primary care in Tier 1 and Tier 2 distressed counties. The markets in that part of the state were the fastest-appreciating in it.

Eleven NC metros sit above the national benchmark: Kill Devil Hills $599,233, Boone $505,960, Morehead City $471,443, Brevard $466,752, Wilmington $445,278, Raleigh, Asheville, Pinehurst $413,538, Cullowhee $407,271, Durham and Charlotte.

That makes North Carolina genuinely different from Ohio, where every metro sat below the benchmark. North Carolina has a coastal and mountain premium and a competitive Triangle, alongside some of the cheapest housing in the country an hour away.

★ Even so, the conforming limit never binds: all 100 counties sit at $832,750, which leaves $233,517 of room above even Kill Devil Hills. Limits.

What this means for 100% financing

At 100% financing you start with $0 of equity. The honest reading of this data is that over the past year that position was uncomfortable in Raleigh, Durham, Charlotte and Asheville, and comfortable in the distressed-county markets.

One year is one year, and nobody should buy on the strength of it. But the asymmetry is worth naming, because the default advice points the other way and the default advice is not what the data says.

The durable point is the spread rather than any single figure: North Carolina contains both expensive falling markets and cheap rising ones, and the State's incentive money is pointed at the second group.

Both fell over the year to 31 August 2026. Raleigh's typical home value was $431,269, down 1.8%, and Charlotte's was $384,458, down 0.5%. Durham fell 2.2% to $405,282 and Asheville fell 3.3% to $419,186, so all four of North Carolina's largest physician markets lost value while the national benchmark rose 1.2%.
