Charlotte is the cheapest and steadiest of North Carolina's four big physician markets, which in a year when all four fell is worth something.

What Charlotte did

A typical home value of $384,458 for the month ending 31 August 2026, down 0.5% over the year. That is barely above the national benchmark of $368,697 and it is the smallest decline among Raleigh (−1.8%), Durham (−2.2%) and Asheville (−3.3%).

So for a physician weighing the big North Carolina metros on housing alone, Charlotte was both the cheapest and the most stable. Essentially flat is a materially different proposition from down three percent.

Albemarle at $305,670 and up +2.6%, and Forest City at $216,907 and up +3.8%, are the pattern this whole site is about: cheaper, and rising, while the metro itself drifted down.

That is a genuine option for a physician whose practice geography allows it. All 37 metros.

Closing cash

North Carolina's excise tax is 0.2% and §105-228.30(a) charges the transferor, so on a Charlotte typical home the tax is under $800 and the statute puts it on the seller. Recording fees, prepaid items and reserves are the real cash requirement.

This is a far easier closing table than Philadelphia's, where a comparable purchase carries 4.578% with the buyer jointly liable. The statute.

Loan limits

$832,750 in Mecklenburg, identical to every other North Carolina county. No high-cost designation anywhere in the state, and a large margin above Charlotte's typical value. Limits.

Incentive money around Charlotte

Mecklenburg is not a Tier 1 or Tier 2 county, so PCPI's automatic route does not reach it, and PCPI in any case requires a practice "wholly-owned and operated by physicians rather than by a hospital, health system, or other entity" — which rules out most Charlotte-area system employment.

★ But the counties within reach are a different story. Rockingham, Shelby and the smaller markets west and east of the city sit in the part of North Carolina where the State's incentives are aimed, and where housing is both cheaper and rising. A physician willing to practise there can potentially combine up to $100,000 non-taxable with a $130,000-to-$215,000 house.

And NC LRP works from eligible high-need facilities rather than an ownership test, so it can reach sites PCPI cannot. All four programmes.

★ If you have no student debt

Charlotte attracts mid-career physicians, and some of them have cleared their loans. North Carolina has a programme for exactly that: HNSB pays up to $100,000 taxable for the same up-to-four-year commitment.

It also changes the mortgage recommendation, because the physician loan's main advantage is student-debt treatment. Both points.
