The Calculation That Matters in North Carolina
Program and regulatory figures verified October 6, 2026. Details change; confirm your scenario with us.
North Carolina's closing costs barely need a calculator. What needs working out is which side of the debt question you are on, because it changes both the money and the mortgage.
The easy calculation
Take your purchase price and multiply by 0.2%. That is the excise tax, and §105-228.30(a) charges it to the transferor.
| Price | Excise tax at 0.2% | Statute charges |
|---|---|---|
| $152,608 (Kinston typical) | about $305 | the seller |
| $200,000 | $400 | the seller |
| $300,000 | $600 | the seller |
| $400,000 | $800 | the seller |
| $431,269 (Raleigh typical) | about $863 | the seller |
Recording fees, prepaid taxes and insurance, and reserves are your cash and will far exceed the excise line. ★ On the coast, ask the county register of deeds whether a local land transfer tax applies — we verified none and publish none.
★★ The calculation that actually decides things
Answer one question and both your incentive route and your mortgage recommendation follow:
| Do you have educational loan debt? | Programme | Maximum | Tax | Does the physician loan's main advantage help you? |
|---|---|---|---|---|
| Yes | NC LRP or PCPI | $100,000 | ★ non-taxable | ★ Yes, a lot |
| No | HNSB | $100,000 | ★ taxable | ★ No — price conventional too |
That is the North Carolina fork and it is worth more than any closing-cost estimate. The no-debt track.
The debt side, if you have it
| Balance | Agency at 1% | FHA at 0.5% | Physician programme |
|---|---|---|---|
| $200,000 | $2,000 | $1,000 | Your documented income-driven payment |
| $300,000 | $3,000 | $1,500 | |
| $400,000 | $4,000 | $2,000 |
At Triangle prices this substitution is often the entire approval. How it works.
★ The deposit question in a falling metro
At 100% financing you start with $0 of equity. Raleigh fell 1.8%, Durham 2.2%, Asheville 3.3% and Charlotte 0.5% over the year to 31 August 2026.
So in those four markets the question is not only which loan but how much to borrow. A five-percent-down option exists, and if you expect to move within a few years it is a materially different risk position. We will price 100% and 5%-down side by side.
In the eastern markets, where prices rose +3.8% to +6.3%, that pressure is much lower. The data.
Why there is no payment calculator
Because a payment figure needs a rate, and we do not publish rates. A calculator that invents one produces a number you would plan around, which is worse than no number.
We will run your actual scenario, including the closing cash, the debt treatment and the pre-start timing, and show you real figures.

Frequently asked questions
How much are closing costs for a physician buying in North Carolina?
The excise tax component is small and statutorily the seller's: 0.2% of the price, which is $800 on a $400,000 purchase. Your cash requirement is recording fees, prepaid taxes and insurance, and reserves, which together will far exceed the excise line. On the coast, ask the county register of deeds whether a local land transfer tax applies.Which North Carolina programme should I apply for?
It follows from whether you have educational loan debt. With loans, the NC Loan Repayment Program or the Primary Care Physicians Initiative pay up to $100,000 non-taxable. Without loans, the High Needs Service Bonus pays up to $100,000 taxable. The routes are mutually exclusive, and eligibility also depends on your site, county tier and specialty, so confirm with the Office of Rural Health.Should I take 100% financing or put 5% down in North Carolina?
It depends on the market. In Raleigh, Durham, Asheville and Charlotte, all of which lost value over the year to 31 August 2026, a five-percent deposit is a materially different risk position from starting at zero equity, particularly if you may move within a few years. In the eastern markets, which rose between 3.8% and 6.3%, that pressure is much lower.Mike Certo · NMLS #260555 · Cornerstone First Mortgage NMLS #173855 · Equal Housing Lender.
