One document answers two North Carolina questions: whether you can buy before you start, and whether the state's $100,000 programme can reach you.

What problem this solves

An incoming attending or fellow signs in winter or spring, starts in July, and wants somewhere to live before then. The income supporting the mortgage has not begun.

Agency underwriting works on roughly 90 days between closing and the start of employment, so a March closing against a July start falls outside it. The physician programme extends that to 150 days.

What the contract must show

  • The start date of employment, no more than 150 days after the note date.
  • Salary or compensation details.
  • Compensation covering at least a 12-month period.

An offer letter with a start date and a defined twelve-month compensation figure is the document. One saying compensation is to be determined is not.

The contingency limit

Contingencies may only relate to:

  • Your receipt of your medical licence, or
  • Normal administrative requirements such as background checks, drug testing and fingerprinting.

A contract contingent on board certification, on credentialling beyond those items, or on a funding or probationary decision needs reviewing before you plan a closing around it. Send us the contract when you get it, not when you are under contract on a house.

★★ The North Carolina reason to read it twice

Because the same contract decides your eligibility for the state's largest incentive.

The Primary Care Physicians Initiative requires the practice be "wholly-owned and operated by physicians rather than by a hospital, health system, or other entity." So the line on your offer letter identifying your employer determines whether up to $100,000 non-taxable is available to you.

If the employer is a health system, PCPI is out. NC LRP may still reach you, since it works from eligible facilities serving high-need communities rather than an ownership test, and HNSB applies if you have no student debt. The ownership clause and all four programmes.

★ Worth doing before you sign, not after: compare two offers on total value including which incentive each one leaves open. A system job paying more may be worth less than an independent practice job that unlocks $100,000 non-taxable over four years. What still has to be true

Credit and income review, property qualification, the student-debt treatment, and cash at closing.

★ North Carolina's version of the cash question is mild. The excise tax is 0.2% and §105-228.30(a) charges the transferor, so closing before your first paycheque still needs cash for recording fees, prepaids and reserves — but not much for transfer tax. The statute.

Why this matters here

North Carolina medicine is heavily academic and heavily July-start, across the Triangle, Charlotte, Winston and Greenville. A large share of North Carolina physician purchases are spring purchases against a summer start, so the 150-day window is the normal case rather than an edge case.
