North Carolina treats dentists as well as it treats physicians, on both the loan and the state money. That is not true everywhere.

The loan side

DDS and DMD sit in the eligible-degree list alongside MD, DO, DPM, OD, PharmD, DVM and CRNA, with no reduced tier for dentists.

So the whole structure applies: up to 100% financing with no PMI, five-percent-down options, amounts to $2M, student debt on your documented income-driven payment rather than 1% of the balance, and closing up to 150 days before a start date on a signed contract.

Dental school debt is comparable to medical school debt and the agency formulas hit it identically, so the debt treatment is usually what decides the file. How it is counted.

★ The state money treats you equally

ProgrammeDentistsDental hygienistsTaxable?
NC LRPup to $100,000up to $60,000★ non-taxable
HNSB (no student debt)up to $100,000up to $60,000★ taxable

A general dentist and a physician get the same maximum under both programmes, for the same up-to-four-year commitment. Public health dental hygiene practitioners and dental hygienists sit at the $60,000 tier.

★ Note what this means for a dentist who has paid off their loans: the HNSB route is open, at the same headline figure, taxable. That is a genuinely unusual provision and dentists are as likely as anyone to have cleared their debt mid-career. HNSB in full.

★ What about PCPI?

PCPI is framed around primary care physicians — ORH describes it as the recruitment and retention of licensed allopathic or osteopathic primary care physicians in named specialties. It is not presented as a dental programme.

We are not going to tell you a dentist can or cannot use it, because the page we verified does not say either way. Ask ORH. What is clearly open to dentists is NC LRP and HNSB, both at $100,000. All four programmes.

Where North Carolina dentists are buying

The spread is unusually wide, and it matters for a dentist who may also be financing a practice.

Closing costs

North Carolina's excise tax is 0.2% and §105-228.30(a) charges the transferor, so on a $300,000 purchase the tax is $600 and the statute puts it on the seller. The conforming limit is $832,750 in all 100 counties with no high-cost exception.

Recording fees, prepaid items and reserves are the real cash. The statute.

One note on practice financing

A practice acquisition is commercial lending; a home purchase is residential. Separate transactions, separate underwriting, and we handle the residential side.

What we will do is make sure they do not collide. Tell us about practice financing early so the residential file is built with it in view rather than surprised by it. Call Mike at (480) 296-6513.

Frequently asked questions

Can dentists get a physician loan in North Carolina?

Yes. DDS and DMD are eligible designations alongside MD and DO, with the same structure: up to 100% financing, no private mortgage insurance, five-percent-down options to $2M, student debt counted on the documented income-driven payment, and closing up to 150 days before a start date on a signed contract.

Does North Carolina pay dentists loan repayment?

Yes, at the same maximum as physicians. The NC Loan Repayment Program offers dentists up to $100,000 non-taxable for an up to four-year commitment, and the High Needs Service Bonus offers up to $100,000 taxable to dentists without educational loan debt. Dental hygienists and public health dental hygiene practitioners sit at the $60,000 tier. Verified against ORH 2026-10-06.

Can a dentist use the NC Primary Care Physicians Initiative?

ORH frames PCPI around licensed allopathic or osteopathic primary care physicians in named specialties and does not present it as a dental programme. The page we verified does not state either way for dentists, so ask the Office of Rural Health. What is clearly open to dentists is NC LRP and HNSB, both up to $100,000.
